Dubai Luxury Property in 2026: Palm Jumeirah, Emirates Hills and Branded Residences

Dubai's prime market set new records in the first half of 2026. Here is where the money went, what branded residences cost, and what to weigh before buying.

By the MgtWell Property research desk. Reviewed for accuracy against official sources.

Dubai luxury property has become a global benchmark. Prime villas on Palm Jumeirah, mansions in Emirates Hills and a fast-growing roster of branded residences draw buyers from Europe, Asia, the Americas and the Gulf. In the first half of 2026, sales above $10 million hit a new record, even as the wider market cooled.

This guide looks at the numbers, the key addresses and the questions a prime buyer should ask before committing.

Knight Frank's quarterly split is worth noting: 165 sales above $10 million in Q1 and 131 in Q2. Sales are typically registered four to six weeks after agreement, so the effects of the regional conflict that began in late February appear with a lag.

Where prime buyers are buying

Palm Jumeirah

Palm Jumeirah remains the market's signature address. From January to August 2026, it recorded 35 apartment sales above $10 million worth AED 2.18 billion and 28 villa sales worth AED 1.85 billion, according to DLD data analysed by fäm Properties. It ranked in the top three for both villas and apartments. Buyers come for beachfront villas on the fronds, penthouses and branded towers. See our Palm Jumeirah area guide.

Emirates Hills

Often called Dubai's "Beverly Hills", Emirates Hills is a gated community of large custom villas around the Montgomerie golf course. Supply is limited, so deal counts are lower than on the Palm, but prices per home are among the highest in the city. Bayut data cited in September 2026 listed it among areas with sustained buyer and tenant interest.

Dubai Hills Estate

Dubai Hills Estate led Knight Frank's H1 2026 count of $10 million-plus sales, with 51 deals, just ahead of Palm Jumeirah at 50. Its golf-course mansions and central location attract families as well as investors. Explore Dubai Hills Estate.

Palm Jebel Ali

Palm Jebel Ali placed third in Knight Frank's H1 2026 ranking with 40 sales above $10 million. Much of this activity is off-plan, so buyers should study handover timelines and payment plans carefully.

Other prime pockets

  • Hadaeq Sheikh Mohammed Bin Rashid: led villa sales above $10 million from January to August 2026, with 48 transactions worth AED 2.77 billion.
  • Jumeirah Bay Island: an exclusive island community; a six-bedroom villa sold for $76.3 million in H1 2026.
  • Jumeirah Second and La Mer: home to the year's top deals, including a AED 422 million Aman Residences apartment and a AED 350 million villa at La Mer.
  • District One, Bluewaters and Al Barari: cited for continued demand.

Branded residences: Dubai's defining luxury trend

Branded residences are homes developed or managed in partnership with a hotel, fashion, automotive or lifestyle brand. Dubai leads the world in this segment.

  • Scale: Knight Frank's Residence Report 2026-27 counts 175 branded residence schemes in Dubai, 68 live and 107 in the pipeline, more than twice second-placed Miami.
  • Mix: non-hotel brands make up 42% of Dubai's schemes, per the same report.
  • Inventory: Morgan's International Realty counted 64,744 branded units across 183 developments at the end of June 2026.
  • Premium: branded units averaged about AED 3,662 per sq ft in H1 2026, around 56% above comparable non-branded homes.

The 2026 slowdown in branded sales

The same Morgan's report showed 4,648 branded residence transactions worth AED 22.21 billion in H1 2026, down 21% by volume and 47% by value versus H1 2025. About 82% of deals were off-plan. In other words, pricing power held up, but fewer buyers transacted.

Questions to ask before buying branded

  • What exactly does the brand provide: design only, or ongoing management and services?
  • How long does the brand agreement last, and what happens if it ends?
  • What are the service charges, and what do they include? See our service charges guide.
  • How much of the premium is likely to hold on resale?

The 2026 market context

The wider Dubai market slowed in Q3 2026. Cavendish Maxwell data reported by The National showed transactions down 38% by volume and 47% by value year on year, as buyers turned cautious after the regional conflict that began in February. S&P Global Ratings said the greatest impact could be on investor sentiment in the luxury and ultra-luxury segments, and expects a gradual correction, with apartment prices falling faster than villa prices. Our market outlook for late 2026 covers this in more depth.

For prime buyers, a quieter market can mean more room to negotiate, but it also means resale could take longer. Buy for the long term, and never on the assumption of quick gains.

Golden Visa and luxury buyers

Most prime purchases comfortably exceed the AED 2 million property threshold for the 10-year Golden Visa. Read the current requirements in our Golden Visa through property guide.

Buying luxury property remotely

Many prime buyers never set foot in a sales centre until handover. With verified documents, power of attorney and digital signing, a remote purchase is routine. Our local representatives can meet you in your home country, while our Dubai team manages the transaction.

Knight Frank recorded 296 sales above $10 million in H1 2026, worth $5.1 billion, a record half. DLD data analysed by fäm Properties showed 335 such sales from January to August 2026.

Where are Dubai's most expensive homes?

Prime sales in 2026 clustered in Palm Jumeirah, Dubai Hills Estate, Palm Jebel Ali, Hadaeq Sheikh Mohammed Bin Rashid, Jumeirah Bay Island and Emirates Hills, among others. The year's top deals included a AED 422 million Aman Residences apartment in Jumeirah Second.

Do branded residences cost more in Dubai?

Yes, typically. A Morgan's International Realty report for H1 2026 found branded residences averaged about AED 3,662 per sq ft, around 56% above comparable non-branded homes.

Is the Dubai luxury market slowing in 2026?

The wider market slowed after the regional conflict that began in February 2026, and branded residence sales value fell in H1 2026 versus H1 2025. Yet $10 million-plus sales still set records in the first half. S&P has said luxury sentiment could be the most affected segment, so conditions should be watched closely.
