Dubai has long been a second home for Pakistani families and professionals. If you want to buy property in Dubai from Pakistan, the most important question is not which tower to choose but how the money legally reaches Dubai. The rules are very different for residents of Pakistan and for overseas Pakistanis. This page explains both, along with FBR declaration, the Golden Visa, remote buying and how a MgtWell representative serving Pakistan supports you.

Why Pakistani buyers look at Dubai

  • Close to home: a short flight from Karachi, Lahore, Islamabad and Peshawar, and a large Pakistani community in the UAE.
  • Freehold ownership for foreigners in designated areas such as Business Bay and Jumeirah Lake Towers.
  • No UAE personal income tax on rent from property you hold personally.
  • Off-plan payment plans with buyer funds held in regulated escrow accounts.
  • Residency through the Golden Visa at AED 2 million and above.

2026 market note

Dubai's market slowed after the regional conflict that began in late February 2026. Cavendish Maxwell data reported by The National shows Q3 2026 residential sales value down about 47% and volumes down about 38% versus Q3 2025, with some reports citing price falls of 5% to 15% since late 2025. Buy for the long term and do not rely on quick resale gains.

How to buy property in Dubai from Pakistan: funding rules

General information, not tax/legal advice. Speak to a qualified adviser in your country.

Your situationGeneral position
Resident in Pakistan, funds in PakistanOutward remittance for buying property abroad is tightly restricted by the State Bank of Pakistan (SBP). Get written guidance from your bank before committing.
Overseas Pakistani, earning abroadYou can usually pay from income and savings held outside Pakistan, by bank transfer.
Any buyerNever use hawala or hundi. Keep a clear record of your source of funds.

Residents of Pakistan

Pakistan has strict capital controls. Banks cannot send funds abroad without SBP permission, and SBP's governor told a parliamentary committee in 2017 that SBP had never allowed any individual to purchase property abroad. Policies can change, so ask your bank about the current SBP position for your case. Money sent through informal channels can create serious legal and tax problems in Pakistan, and Dubai developers and banks run source-of-funds checks.

Overseas Pakistanis

If you live and work in the UAE, the Gulf, the UK, North America or elsewhere, you would normally fund the purchase from your foreign earnings through your bank abroad. Keep salary slips, bank statements and transfer records, because UAE compliance checks will ask for them.

FBR and tax awareness

General information, not tax/legal advice. Speak to a qualified adviser in your country.

  • Pakistani tax residents should generally declare foreign property in their tax return and wealth statement, and pay any tax due on foreign income.
  • The FBR can compare declared wealth with purchase prices. Unexplained gaps can lead to amended assessments, penalties and further action.
  • Your status as resident or non-resident for tax purposes matters, so take advice before you buy.

The buying process

  1. Brief: ready or off-plan, rental or family use, and your confirmed funding route.
  2. Due diligence: developer, project registration and escrow, or resale title and service charges.
  3. Reserve and sign electronically after video viewings.
  4. Register with the Dubai Land Department (DLD): Oqood for off-plan, a title deed for ready property.
  5. Costs: the 4% DLD fee plus admin and agency costs.

For a ready-property transfer you can attend or appoint a representative under a limited power of attorney, attested for use in the UAE. See buying Dubai property remotely.

Golden Visa

Holdings with a DLD-certified value of at least AED 2 million can support Dubai's 10-year Golden Visa. Off-plan or mortgaged property can qualify in some cases, and your own share of jointly owned property must meet the threshold. Rules and fees change, so check current requirements. See our Golden Visa service.

Time zone

Dubai is 1 hour behind Pakistan, so our working days overlap almost completely.
