How it works

Step by step

1

Meet us in the US

Talk to a MgtWell representative in the United States about your budget, goals and timeline.

2

Shortlist and verify

We shortlist projects or listings and check the developer, permits and escrow details before you commit.

3

Reserve and sign digitally

You sign the reservation and sale agreement electronically, with video walk-throughs instead of a flight.

4

Wire funds in USD

You wire from your US bank to the developer's escrow account or the agreed conveyancing account.

5

Register with DLD

The sale is registered with the Dubai Land Department, as Oqood for off-plan or a title deed for ready property.

6

Handover and management

Our Dubai team handles snagging, keys, leasing and Golden Visa paperwork if you qualify.

More Americans are asking the same question: can I buy property in Dubai from the USA without flying out, and is it worth it? The short answer is yes, you can buy remotely, and the process is clear once you know the steps. This guide covers why US investors look at Dubai, how the purchase works, how to move dollars, what to know about US tax, and how our team in the States supports you from first call to handover.

Why American buyers look at Dubai

  • Dollar-linked currency. The UAE dirham has been pegged at AED 3.6725 to USD 1 since 1997. That removes most of the currency swing other foreign markets carry.
  • No UAE personal income tax. The UAE does not tax individuals on rental income from property they hold personally. Your US tax position still applies (see below).
  • Freehold ownership. Foreign buyers can own outright in designated freehold areas such as Business Bay and Dubai Marina.
  • Off-plan payment plans. Many new projects let you pay in stages during construction, with funds held in regulated escrow accounts.
  • Residency option. Property worth AED 2 million or more can support a Golden Visa application.

A note on the 2026 market

Be realistic. After the regional conflict that began in late February 2026, Dubai residential sales slowed. Cavendish Maxwell data reported by The National shows Q3 2026 sales value down about 47% and volumes down about 38% versus Q3 2025. Some industry reports cite price falls of 5% to 15% since the end of 2025. For long-term buyers this can mean more negotiating room, but it also means you should plan for risk, not assume quick gains.

How to buy property in Dubai from the USA, step by step

The process is the same for any foreign buyer, but distance changes how you do it.

  1. Brief us. Budget, ready or off-plan, rental or personal use, and whether a Golden Visa matters.
  2. Due diligence. We check the developer's track record, the project's registration and escrow account, or the title and service charges on a resale unit.
  3. Reserve. You pay a booking deposit and sign the reservation form electronically.
  4. Sign the sale agreement. Off-plan contracts are registered with the Dubai Land Department (DLD) as Oqood. Ready units transfer at DLD with a title deed.
  5. Pay fees. Budget for the 4% DLD transfer fee plus admin and agency costs. See our buying costs guide.

Buying remotely: power of attorney and digital signing

Most documents can now be signed electronically. For a ready-property transfer you can either attend, or give a limited power of attorney (POA) to a trusted representative. A POA signed in the US is typically notarised, then authenticated and attested by the UAE embassy before it is used in Dubai. Allow a few weeks. Our full walkthrough is in buying Dubai property remotely.

Funding the purchase from the US

ItemWhat to know
CurrencyUSD to AED is pegged at 3.6725
Transfer methodInternational wire from your US bank to escrow or the agreed account
Off-plan paymentsUsually staged across construction milestones
MortgagesSome UAE banks lend to non-residents; terms vary, so check early
RecordsKeep wire confirmations and contracts for US tax filings

Always confirm payment details directly with the developer or conveyancer, by phone, before you wire. Never trust bank details sent only by email.

US tax awareness

General information, not tax/legal advice. Speak to a qualified adviser in your country.

  • Worldwide income. The IRS states that US citizens and resident aliens are subject to tax on worldwide income. Dubai rent and any gain on sale are generally reportable in the US.
  • FBAR. If the combined value of your foreign financial accounts goes over $10,000 at any time in a year, you must file an FBAR. A UAE bank account used to collect rent can count. Property held directly in your name is not a bank account, but ask your adviser about your setup.
  • Other forms. Depending on how you hold the property, other forms may apply. Read our US citizens tax basics and speak to a cross-border CPA.

Golden Visa for American buyers

A property, or several properties, with a combined DLD-certified value of at least AED 2 million can support Dubai's 10-year Golden Visa. Off-plan and mortgaged property can qualify in some cases, and your own share of jointly owned property must meet the threshold. Rules and fees change, so confirm current criteria. See our Golden Visa service.

Working across time zones

Dubai is 8 to 9 hours ahead of New York and 11 to 12 hours ahead of the West Coast, because the UAE does not change its clocks. In practice, early-morning US calls catch the Dubai afternoon, and we schedule signings and developer calls around your day.

How our US-based representative helps

MgtWell's founder is based in the Washington DC area and is a licensed US real estate agent. A MgtWell representative based in or serving the United States can meet you in person or by video to:

  • explain Dubai's process in US terms,
  • review shortlists and contracts with you before you sign,
  • coordinate with our Dubai team, who handle viewings, DLD registration and handover.

You get a familiar point of contact at home and a licensed team on the ground in Dubai.

Frequently asked questions

Can US citizens buy property in Dubai?

Yes. US citizens can buy freehold property in Dubai's designated freehold areas, and can complete the purchase remotely using digital signing or a power of attorney.

Do I have to pay US tax on Dubai rental income?

Generally yes. US citizens and resident aliens are taxed on worldwide income, so Dubai rent and any gain on sale are usually reportable in the US. General information, not tax/legal advice. Speak to a qualified adviser in your country.

Do I need to visit Dubai to buy?

Not necessarily. Many purchases are completed with electronic signatures and a property-specific power of attorney. You may need to visit for some bank account openings or for Golden Visa biometrics.

Does exchange rate risk matter for Americans?

Less than for most buyers. The UAE dirham has been pegged at 3.6725 to the US dollar since 1997, so dollar values move very little.
