German investors are known for doing their homework, and that is exactly the right approach if you plan to buy property in Dubai from Germany. This guide covers why Dubai attracts German buyers, how the purchase works when you are in Munich, Frankfurt or Berlin, how to move euros, the key German tax points (there is currently no tax treaty with the UAE), the Golden Visa, and how a local MgtWell representative supports you.
Why German buyers look at Dubai
- Freehold ownership for foreigners in designated areas such as Business Bay and Dubai Hills Estate.
- No UAE personal income tax. Individuals' rental income from property held personally, without a business licence, is generally outside UAE corporate tax. German tax still applies (see below).
- Regulated off-plan payments, with buyer funds paid into escrow accounts linked to construction progress.
- Sunshine and connectivity. Direct flights from major German airports and a winter climate many Germans enjoy.
- Residency option through the Golden Visa at AED 2 million and above.
The 2026 picture
Dubai's market has slowed this year. After the regional conflict that began in late February 2026, Cavendish Maxwell data reported by The National shows Q3 2026 residential sales value down about 47% and volumes down about 38% compared with Q3 2025. Some reports cite price falls of 5% to 15% since late 2025. Careful buyers may find better terms, but returns are never guaranteed.
How to buy property in Dubai from Germany
- Define your brief: ready or off-plan, rental or own use, budget in EUR and AED.
- Due diligence: developer track record, project registration and escrow, or a resale unit's title and service charges.
- Reservation: booking deposit and electronic signature of the reservation form.
- Sale agreement and registration: off-plan contracts are registered with the Dubai Land Department (DLD) as Oqood; ready property transfers with a title deed.
- Costs: budget for the 4% DLD transfer fee plus admin and agency fees.
Remote signing and power of attorney
Most documents can be signed electronically. For a ready-property transfer you can attend in Dubai or appoint a representative under a limited power of attorney (Vollmacht). A German POA is normally notarised and then legalised for use in the UAE through the relevant German and UAE authorities. Allow several weeks and check current requirements before you start. Our remote buying guide explains each step.
Moving euros to Dubai
| Topic | What to know |
|---|---|
| Currency | The dirham is pegged to the US dollar, so EUR/AED follows EUR/USD |
| Method | SEPA does not reach the UAE; use an international (SWIFT) transfer or a regulated provider |
| Off-plan plans | Staged payments let you spread currency exchange over time |
| Safety | Confirm escrow or conveyancer account details by phone before each payment |
| Records | Keep contracts and transfer confirmations for the Finanzamt |
German tax awareness
General information, not tax/legal advice. Speak to a qualified adviser in your country.
- No treaty. PwC's tax summaries state that the Germany-UAE double tax treaty expired on 31 December 2021 and has not been renewed.
- Worldwide income. German tax residents are generally taxed on their worldwide income, so Dubai rent is usually taxable in Germany. Because the UAE does not levy personal income tax on that rent, there is normally no UAE tax to credit.
- Selling. Under German rules, gains on private property sold within ten years of purchase can be taxable. Holding periods and exceptions should be checked with your Steuerberater.

Golden Visa for German buyers
Property holdings with a DLD-certified value of at least AED 2 million can support Dubai's 10-year Golden Visa. You can combine properties, and off-plan or mortgaged property can qualify in some cases. With joint ownership, your own share must meet the threshold. Rules and fees change, so confirm before applying. See our Golden Visa service.
Time zones
Dubai is 3 hours ahead of Germany in winter and 2 hours ahead in summer. A 9 a.m. call in Germany is 11 a.m. or noon in Dubai, so you can sort most questions within your working day.
