Dubai is a short flight from most Indian cities, and many families already have relatives living there. If you want to buy property in Dubai from India, the key is doing it within Indian foreign exchange rules. This page explains the Liberalised Remittance Scheme (LRS), Tax Collected at Source (TCS), how NRIs fund purchases, Indian tax awareness, the Golden Visa and how a MgtWell representative serving India supports you while our Dubai team runs the transaction.
Why Indian buyers choose Dubai
- Proximity. A short flight from major Indian cities and a large Indian community in the UAE.
- Freehold ownership for foreigners in designated areas such as Jumeirah Village Circle and Dubai South.
- No UAE personal income tax on rent from property held personally. Indian tax may still apply.
- Staged off-plan payments, which can suit annual LRS limits.
- Residency through the Golden Visa at AED 2 million and above.
2026 market note
After the regional conflict that began in late February 2026, Dubai's market slowed. Cavendish Maxwell data reported by The National shows Q3 2026 residential sales value down about 47% and volumes down about 38% versus Q3 2025, and some reports cite price falls of 5% to 15% since late 2025. Buyers may find better terms, but there is no guaranteed return.
Funding rules when you buy property in Dubai from India
General information, not tax/legal advice. Speak to a qualified adviser in your country.
Resident Indians: LRS
The RBI allows a resident individual to acquire property outside India using remittances under LRS. The limit is USD 250,000 per person per financial year (April to March), covering all LRS purposes combined. The RBI's FAQs also allow resident relatives to pool LRS remittances for a purchase, subject to the scheme's conditions.
TCS on remittances
As of 2026, remittances under LRS for purposes such as investment attract:
| Amount remitted in a financial year | TCS |
|---|---|
| Up to Rs 10 lakh | Nil |
| Above Rs 10 lakh | 20% on the excess |
Budget 2026 left the USD 250,000 limit, the Rs 10 lakh threshold and the 20% rate unchanged for investment remittances. TCS is not a final tax: it can usually be adjusted against your income tax or refunded, but it ties up cash. Confirm current rates with your bank.
Why payment plans matter
An off-plan payment plan spread across several financial years can help keep each year's remittances within your LRS limit. We map the developer's schedule against your limit before you sign.
NRIs
LRS applies to residents of India. NRIs living abroad usually fund purchases from income and savings held outside India. If you plan to use funds held in India, talk to your bank and CA first.
The buying process
- Brief and budget: ready or off-plan, rental or family use, and your LRS headroom.
- Due diligence: developer, project registration and escrow, or resale title and service charges.
- Reserve and sign: booking deposit and electronic signatures.
- Register: off-plan contracts with the Dubai Land Department (DLD) as Oqood; ready units with a title deed.
- Costs: the 4% DLD fee plus admin and agency costs. See our buying costs guide.
For a ready transfer you can attend or use a limited power of attorney, which is notarised in India and attested for use in the UAE.
Indian tax awareness
General information, not tax/legal advice. Speak to a qualified adviser in your country.
- Residents are generally taxed in India on worldwide income, including Dubai rent and gains.
- Foreign assets must generally be disclosed in your Indian income tax return.
- Keep LRS forms, bank advices and contracts on file.
Our article on NRIs and Indian residents buying Dubai property covers more.
Golden Visa
Holdings with a DLD-certified value of at least AED 2 million can support Dubai's 10-year Golden Visa. Off-plan or mortgaged property can qualify in some cases, and your own share of jointly owned property must meet the threshold. Note that AED 2 million is well above one person's annual LRS limit, so plan funding carefully. See our Golden Visa service.
Time zone
Dubai is 1 hour 30 minutes behind India all year, so your working day overlaps almost completely with ours.
