This JVC area guide is for international investors looking for lower entry prices and higher rental yields. Jumeirah Village Circle, usually called JVC, is a Nakheel master community laid out in a circular pattern, with mid-rise apartment buildings, townhouses and villas around parks and community facilities. It has become one of Dubai's busiest areas for both rentals and off-plan launches.

JVC area guide: overview

According to Nakheel, JVC covers about 560 hectares, with homes arranged in a ring-shaped layout. Most activity today is in apartments, built by many different developers. That variety is both its strength and its risk: some buildings are excellent, others less so.

For investors, JVC's appeal is simple. Prices per square foot are well below central areas, while rents hold up because tenants want affordable homes with easy road access.

Lifestyle and amenities

Nakheel lists these community features:

  • Retail: Circle Mall plus local supermarkets and cafes.
  • Sport and leisure: parks, sports courts, padel courts, a football pitch and jogging trails.
  • Community: schools and mosques spread through the area.
  • Circle Club: a community clubhouse.

The trade-off is that JVC is still filling in. Construction is ongoing in many plots, and traffic at the entry points can build up at peak times.

Getting around

  • Roads: JVC connects to Sheikh Mohammed Bin Zayed Road, Al Khail Road and Hessa Street.
  • Drive times (Nakheel): about 15 minutes to Palm Jumeirah, 18 minutes to Dubai Marina and 22 minutes to Downtown Dubai.
  • Metro: there is no station inside JVC. Nakheel lists Al Khail station about 12 minutes away. That station has since been renamed Al Fardan Exchange, per Khaleej Times.

Property types and price ranges

Most JVC stock is studios to 2-bedroom apartments, with some townhouses and villas. A large share of new launches are off-plan. The figures below are indicative, from Metropolitan Premium Properties' Q3 2026 (1 July to 30 September) JVC report.

Unit typeAvg resale price, Q3 2026 (AED)Avg annual rent, Q3 2026 (AED)

1 bedroom946,92267,437
2 bedroom1,558,53998,222
3 bedroom1,597,699136,692

The report puts the average resale price at about AED 1,225 per sq ft, down 5.9% year on year. Off-plan primary sales fell 66.5% to 1,308 deals in the quarter, a sign that launch activity cooled sharply in 2026.

Rental demand and yields in JVC

JVC is one of the busiest rental markets in Dubai. Metropolitan recorded 9,104 rental contracts in Q3 2026, up 11.2% year on year, with an indicative gross rental yield of about 7.5%, among the highest of the areas we cover.

Rents have softened. Savills' Q3 2026 data, reported by Khaleej Times, shows JVC apartment rents down about 10.4% year on year. Metropolitan's averages show smaller falls of about 3% to 6% for studios to 2-bedrooms. Use current rents, not 2025 levels, when you run the numbers, and remember gross yield is before service charges, vacancy and fees. Our Dubai rental yields 2026 article explains the difference.

Who it suits

Note that typical JVC apartments sit below the AED 2 million level used for the property Golden Visa, so buyers targeting a visa should check the current rules before choosing a unit. General information, not tax/legal advice. Speak to a qualified adviser in your country.

Things to watch

  • Supply: JVC has seen heavy launch and handover activity. New completions compete with older buildings for tenants.
  • Developer and build quality: many different developers build here. Check track records, escrow registration and finishes. Our developer vetting guide helps.
  • 2026 market context: Savills reported Q3 2026 Dubai residential transactions down 38% year on year, and S&P Global Ratings, cited by The National, noted price falls of 5% to 15% between end-2025 and September 2026.
  • Resale liquidity: with many similar units, standing out on resale depends on layout, view and building quality.
  • Traffic: check access routes from your building at peak hours.

Before committing in JVC, we suggest asking for recent registered sales in the same building, the latest service charge budget, the developer's other completed projects in the community and the unit's rental history if it is ready. Those four checks separate strong JVC buildings from weaker ones quickly.

All figures are indicative and based on the cited 2026 reports. Confirm current prices, rents and fees before you buy.
