Dubai has become a familiar name for Chinese investors and families, with strong trade links between the two countries. If you want to buy property in Dubai from China, the first step is understanding China's foreign exchange rules, because they shape how and whether money can leave the mainland for a property purchase. This page covers those rules, lawful funding, tax awareness, the Golden Visa, remote buying and how a MgtWell representative serving China supports you.
Why Chinese buyers look at Dubai
- Freehold ownership for foreigners in designated areas such as Downtown Dubai and Dubai Creek Harbour.
- No UAE personal income tax on rent from property held personally. Chinese tax may still apply.
- Off-plan payment plans with buyer money held in regulated escrow accounts.
- Residency option through the Golden Visa at AED 2 million and above.
- A global hub with direct flights to major Chinese cities.
2026 market note
Dubai's market slowed after the regional conflict that began in late February 2026. Cavendish Maxwell data reported by The National shows Q3 2026 residential sales value down about 47% and volumes down about 38% versus Q3 2025, and some reports cite price falls of 5% to 15% since late 2025. Long-term buyers may find better terms, but there are no guaranteed returns.
Funding rules when you buy property in Dubai from China
General information, not tax/legal advice. Speak to a qualified adviser in your country.
| Topic | General position |
|---|---|
| Personal FX quota | About USD 50,000 per person per calendar year |
| What the quota covers | Current-account uses such as travel, study and medical costs |
| Overseas property | Treated as a capital-account use, outside the personal quota |
| Declarations | Banks ask for the real purpose of a forex purchase, and false statements carry penalties |
What this means in practice
- You should not buy foreign currency under the personal quota for a Dubai property purchase.
- Do not split purchases across relatives' quotas or use informal channels to get around the rules. This can lead to penalties.
- Buyers who already hold funds lawfully outside mainland China, for example from overseas income or assets, often use those for a Dubai purchase.
- Rules and their enforcement change. Speak to your bank and a qualified cross-border adviser before you reserve anything.
Dubai developers and banks also run source-of-funds checks, so keep clear records of where your money came from. Bank statements, income documents and transfer receipts make these checks faster and protect you if questions come up later in China or the UAE.
The buying process
- Brief: ready or off-plan, rental or personal use, budget in CNY and AED.
- Due diligence: developer, project registration and escrow, or resale title and service charges.
- Reserve and sign electronically after video viewings.
- Register with the Dubai Land Department (DLD): Oqood for off-plan, a title deed for ready property.
- Costs: the 4% DLD transfer fee plus admin and agency costs. See our buying costs guide.
For a ready-property transfer you can attend or appoint a representative under a limited power of attorney, notarised in China and authenticated for use in the UAE. See buying Dubai property remotely.
Chinese tax awareness
General information, not tax/legal advice. Speak to a qualified adviser in your country.
- Worldwide income. Chinese tax residents are subject to tax on worldwide income, which can include rent from overseas property.
- CRS. China has taken part in the Common Reporting Standard since 2018 and, according to China Briefing, began actively using that data in 2025, asking residents to review overseas income from 2022 to 2024.
- Filing. The annual individual income tax filing window runs from 1 March to 30 June.
Golden Visa
Holdings with a DLD-certified value of at least AED 2 million can support Dubai's 10-year Golden Visa. Off-plan or mortgaged property can qualify in some cases, and your own share of jointly owned property must meet the threshold. Rules and fees change, so confirm current criteria. See our Golden Visa service.
Time zone
Dubai is 4 hours behind Beijing all year. A late-afternoon call in China reaches Dubai around midday, which keeps coordination simple.
