If you are researching Dubai property for UK investors, you are in good company. Britain has deep ties with the UAE, and many British buyers already know Dubai from holidays or work. This page explains how to buy from the UK without relocating, how to move sterling safely, what UK tax rules to keep in mind, how the Golden Visa works, and how a MgtWell representative serving the United Kingdom supports you at home while our Dubai team handles the transaction.
Why British buyers choose Dubai
- Short flight, familiar city. Direct flights from several UK airports and English used everywhere in business.
- Freehold ownership. Foreigners can own outright in designated areas such as Dubai Marina and Downtown Dubai.
- No UAE personal income tax on rent from property you hold personally. UK tax may still apply.
- Staged off-plan payments with buyer money held in regulated escrow accounts.
- Lifestyle. Many buyers want a winter base or a future home.
Be clear-eyed about 2026
Dubai's market cooled after the regional conflict that began in late February 2026. Cavendish Maxwell figures reported by The National show Q3 2026 residential sales value down about 47% and volumes down about 38% on Q3 2025, with some reports citing price falls of 5% to 15% since late 2025. That can create opportunity, but no return is guaranteed. Compare carefully with your options at home, as covered in Dubai vs London property investment.
Dubai property for UK investors: how the purchase works
- Agree your brief: ready or off-plan, rental yield or personal use, budget in GBP and AED.
- Due diligence: we check the developer, project registration and escrow, or a resale unit's title, service charges and any mortgage.
- Reserve and sign: pay a booking deposit and sign the reservation form and sale agreement electronically.
- Register: off-plan contracts are registered with the Dubai Land Department (DLD) as Oqood. Ready property transfers with a new title deed.
- Fees: budget for the 4% DLD transfer fee plus admin and agency costs.
Signing from Britain
Most paperwork is digital. For a ready-property transfer you can attend, or appoint a representative under a limited power of attorney (POA). A UK POA is normally notarised, then legalised through the UK and UAE authorities before use in Dubai. Allow a few weeks. Our remote buying guide has the detail.
Moving money from the UK
| Topic | Practical point |
|---|---|
| Currency | GBP to AED moves with the pound against the US dollar, because the dirham is dollar-pegged |
| Method | Bank transfer or an FCA-regulated currency provider |
| Timing | Off-plan plans spread payments, so you can phase currency purchases |
| Safety | Verify escrow or conveyancer details by phone before every transfer |
| Records | Keep contracts and transfer receipts for HMRC |
UK tax awareness
General information, not tax/legal advice. Speak to a qualified adviser in your country.
- Income tax. GOV.UK says UK residents normally pay UK Income Tax on foreign income, including rent from overseas property, usually reported through Self Assessment.
- End of the remittance basis. From 6 April 2025 the old non-dom remittance basis was abolished and replaced with a residence-based regime for foreign income and gains. Some new UK arrivals may qualify for relief for a limited period.
- Gains on sale. A UK resident selling overseas property may face UK Capital Gains Tax.

Golden Visa for British buyers
If your Dubai holdings reach a DLD-certified value of at least AED 2 million, you may apply for Dubai's 10-year Golden Visa. Several properties can be combined, and off-plan or mortgaged property can qualify in some cases. Jointly owned property counts only if your own share meets the threshold. Rules and fees change, so check current criteria. See our Golden Visa service.
Time zones
Dubai is 4 hours ahead of the UK in winter and 3 hours ahead in summer. A morning call in London is early afternoon in Dubai, which makes same-day coordination easy with developers, DLD trustees and our team.
