For many British and international investors, the real choice is not "property or not" but "where". This guide puts Dubai vs London property investment side by side using 2026 data: what it costs to buy, what you can expect in rent, how tax works, and what risks come with each. Both cities can make sense. The right answer depends on your goals, your tax position and how hands-on you want to be.

Figures are from different sources and methods, so treat them as indicators rather than like-for-like measurements.
Buying costs: the biggest gap
In England and Northern Ireland, Stamp Duty Land Tax (SDLT) is charged in bands:
| Portion of price | SDLT rate |
|---|---|
| Up to £125,000 | 0% |
| £125,001 to £250,000 | 2% |
| £250,001 to £925,000 | 5% |
| £925,001 to £1.5 million | 10% |
| Above £1.5 million | 12% |
On top of that, GOV.UK says buyers usually pay 5% extra if they already own another residential property, and 2% extra if they are not UK resident (not present in the UK for at least 183 days in the 12 months before purchase).
Worked example. A non-resident who already owns a home buys a London flat at the £550,000 average:
- Standard SDLT: £17,500
- Additional-property surcharge (5%): £27,500
- Non-resident surcharge (2%): £11,000
- Total: £56,000, about 10.2% of the price
In Dubai, the main government cost is the 4% DLD transfer fee, plus smaller registration, trustee and agency costs. Our Dubai property buying costs guide lists them in full.
Rental yields: closer than you might think
Dubai is often marketed on yield, and London on capital growth. In 2026 the gap on gross yield is narrower than the marketing suggests:
- London: Benham and Reeves estimated an average gross yield of 5.0% in 2026 using ONS rent data, with boroughs ranging from about 6.3% in Tower Hamlets to 3.4% in Kensington and Chelsea.
- Dubai: Global Property Guide put the citywide apartment average at 5.53% in May 2026, with studios around 7.8% and larger homes lower.
The real difference shows up after tax. In the UK, rental profit is subject to income tax, and the UK limits mortgage interest relief for individual residential landlords. In the UAE, individuals pay no income tax on rent. For a higher-rate taxpayer, that can mean a meaningful gap in net income. For yields by Dubai area, see Dubai rental yields in 2026.
Tax: where you live still matters
The UAE does not levy income tax on individuals, according to the UAE government portal. That does not mean Dubai income is tax-free for everyone. UK residents are taxed on worldwide income and gains, so a UK resident who buys in Dubai will generally report the rent and any gain in the UK. Our guide for UK residents buying Dubai property covers this in detail.
Where Dubai can make a bigger tax difference is for investors who are not UK resident, or who plan to relocate.

Market conditions in 2026
Neither market is booming right now:
- London prices were down 3.3% year on year in July 2026, according to the UK House Price Index.
- Dubai saw Q3 2026 residential sales value fall 47% year on year, according to Cavendish Maxwell data reported by The National, after the regional conflict that began in February 2026. Price estimates range from small declines to around 15% from the peak, and a large supply pipeline is arriving in 2026 and 2027.
For buyers, a softer market in either city means more room to negotiate.
Ownership and lifestyle factors
- Tenure: many London flats are leasehold, with ground rent and lease-length issues to check. Dubai freehold areas give foreign buyers full ownership.
- Stock: Dubai's housing is mostly new, with modern amenities; London offers period homes and a deep resale market.
- Residency: buying in London does not give you a visa. In Dubai, property worth AED 2 million or more can support a 10-year Golden Visa. See our Golden Visa hub.
- Currency: the dirham is pegged to the US dollar, so sterling-based investors take on GBP and USD exchange rate risk.
Which suits you?
London may suit you if you want a long-established market, plan to live in the UK, or value the depth of resale and lending.
Dubai may suit you if you want lower entry costs, freehold ownership of newer stock, a residency option, and you are not taxed heavily at home on overseas rent.
Many investors hold both. If you are comparing a specific London flat with a Dubai option, our UK buyers page explains how we help British clients compare the numbers properly.
Frequently asked questions
Is Dubai property cheaper to buy than London property?
Entry prices and transaction taxes are generally lower in Dubai. A non-resident buying an additional home in England can face SDLT plus a 5% additional-property surcharge and a 2% non-resident surcharge, while Dubai's main purchase cost is the 4% DLD transfer fee.
Are rental yields higher in Dubai or London?
They are closer than many people think. Benham and Reeves estimated London's average gross yield at 5.0% in 2026, while Global Property Guide put Dubai's citywide apartment average at about 5.5% in May 2026, with smaller units yielding more.
Do I pay tax on rental income in Dubai?
The UAE does not levy income tax on individuals, so there is no UAE tax on personal rental income. Your home country may still tax it, and UK property income is taxed in the UK even for non-residents.
Which is safer, Dubai or London property?
Both are mature, regulated markets with different risks. London has a long track record and deep resale market; Dubai has stronger buyer protections for off-plan than many expect, but more price volatility and a heavy supply pipeline in 2026 and 2027.
