Property Management and Leasing for Overseas Owners

Let your Dubai property from abroad with less stress: tenant search, Ejari, rent tracking, maintenance and an optional holiday home route, with clear reporting.

How it works

Step by step

1

Prepare the unit

We review condition, furnishing and pricing against the DLD rental index and current listings.

2

Find a tenant

We market the unit with a valid DLD advertising permit, screen applicants and negotiate terms.

3

Sign and register

The lease is signed on the unified tenancy contract and registered through Ejari.

4

Collect and maintain

Rent is tracked against the payment schedule and maintenance requests are handled by approved contractors.

5

Report and renew

You receive regular statements and we plan each renewal at least 90 days before the lease ends.

Owning in Dubai while living in London, Houston or Lahore works best when someone on the ground handles the details. Our Dubai property management for overseas owners service covers leasing, tenant care and reporting, so your apartment or villa earns income without daily calls across time zones.

MgtWell Property L.L.C. is registered with RERA (registration no. 65085) and licensed for leasing brokerage. Where a task needs a separate licence, such as a property management licence for direct Ejari system access or a DET holiday home operator licence, we work with licensed providers and tell you who they are.

  • Pricing. We compare your unit with live listings and the DLD's Smart Rental Index so you price to let, not to sit empty.
  • Marketing. Every advert carries a valid DLD advertising permit and Madmoun QR code.
  • Screening. We check identity, employment or business details and the proposed payment schedule.
  • Viewings. We show the unit in person and share video tours with you before you decide.

Rents in parts of Dubai softened in 2026. Savills data reported by Khaleej Times showed Q3 2026 apartment rents down about 10% to 13% year on year in Dubai Marina, Business Bay and JVC. So we give you a realistic range rather than the highest number we can find.

Lease and Ejari

Leases use Dubai's unified tenancy contract. Each one is registered through Ejari, the DLD system that records tenancy contracts. As of 2026, the DLD lists a total fee of AED 177.75 through the Dubai REST app or website, or AED 220 at a trustee centre. Registration matters: it is the official record of the lease and is needed for rental disputes.

Dubai tenancy law, mainly Law No. 26 of 2007 as amended by Law No. 33 of 2008, also sets the rules you must follow:

  • 90 days' notice before expiry to change rent or other terms.
  • Rent increase caps under Decree No. 43 of 2013, linked to how far your rent sits below the average for similar units.
  • 12 months' notice, served through a notary public or registered mail, to end a tenancy at expiry for sale, own use or major works.
  • Rental disputes go to the Rental Disputes Settlement Centre.

Rent collection and maintenance

Dubai rents are often paid by post-dated cheques or transfers in one to several instalments. We track each payment against the schedule, follow up on late or bounced payments, and keep you informed.

For maintenance, we log tenant requests, get quotes from approved contractors, and ask your approval above an agreed limit. Building-level issues go to the owners association or management company, which collects service charges through the DLD's Mollak system.

Holiday home option

Short-term letting is regulated by Dubai's Department of Economy and Tourism (DET). Owners or licensed operators register each unit on DET's Holiday Homes system. According to Gulf News, requirements include:

  • A title deed or registered sale agreement, and a developer NOC where applicable.
  • Comprehensive insurance from a Dubai-licensed insurer.
  • A permit fee of AED 300 per bedroom plus small classification and other fees, capped at AED 1,200 per unit per year.
  • A DET inspection, with any violations fixed within two weeks.

In May 2026, Dubai announced a relief package that included exemptions from holiday home permit fees and from collecting the Tourism Dirham for DET-registered establishments, for periods set by each authority. Check with DET whether these still apply when you register.

Short-let income moves more than a long lease, and tourism was hit by the regional conflict in 2026. We help you compare both routes using our calculators and the guide to holiday homes in Dubai.

Reporting

You receive a regular statement showing rent received, expenses, service charges and any open issues, plus copies of the lease, Ejari certificate and invoices. If you hold a Golden Visa through the property, we flag anything that could affect it.

Frequently asked questions

Do I need to register my lease in Dubai?

Yes. Tenancy contracts are registered through Ejari, the Dubai Land Department's system. As of 2026, the DLD lists a fee of about AED 178 online or AED 220 at a trustee centre.

How much can I raise the rent at renewal?

Increases are capped under Decree No. 43 of 2013 based on how far the current rent sits below the average for similar units, which the DLD's Smart Rental Index helps estimate. You must give at least 90 days' notice before the lease ends.

Can I rent my Dubai apartment short term?

Yes, if the unit is registered as a holiday home with Dubai's Department of Economy and Tourism (DET). You need a permit, insurance and, where applicable, a developer NOC, and you must follow DET rules.

Can I end a tenancy to sell or move in?

Only on grounds set by law, such as sale or personal use, and with at least 12 months' notice served through a notary public or registered mail before the lease expires.
