Buying Ready and Resale Homes in Dubai

How we help overseas buyers purchase ready and resale homes in Dubai, from title deed checks and the developer NOC to the transfer at a trustee office.

How it works

Step by step

1

Search and view

We shortlist ready homes that match your brief and arrange in-person or live video viewings.

2

Verify the seller and deed

We check the title deed and ownership details with the Dubai Land Department before any deposit is paid.

3

Agree terms on Form F

Buyer and seller sign the Form F memorandum of understanding, setting the price, deposit and transfer date.

4

Clear NOC and mortgage

The seller obtains the developer NOC and, if needed, the bank clears the seller's mortgage.

5

Transfer at the trustee office

Both sides, or their attorneys, complete the transfer with manager's cheques and the new title deed is issued.

A ready home lets you see exactly what you are buying, collect rent from day one and, at the right value, apply for residency without waiting for construction. Our service helps international buyers buy resale property in Dubai safely, with every document checked and every cost shown before you commit.

MgtWell Property L.L.C. is registered with RERA (registration no. 65085) and licensed for real estate buying and selling brokerage in Dubai.

Why buy resale property in Dubai

  • What you see is what you get. Finishes, views, noise and light can all be checked.
  • Income starts sooner. A ready unit can be leased straight away, or may already have a tenant.
  • Clear ownership. You receive a title deed on transfer day.
  • Price evidence. Past sales in the same building help you judge value.

If you are still deciding, compare both routes in our guide to off-plan vs ready property.

Title deed and seller checks

Before any deposit changes hands, we confirm that the person selling is the person who owns the property:

  • See the deed. The seller provides the title deed, and we check the deed number and ownership details through the Dubai Land Department's channels, such as Dubai REST.
  • Check for a mortgage. Any registered mortgage shows on the record and changes the transfer process.
  • Confirm the unit. Size, unit number, parking and any tenancy match the deed and the listing.
  • Check the listing. The advert we market carries a valid DLD permit and Madmoun QR code.

Form F, deposit and the developer NOC

Buyer and seller sign the Form F memorandum of understanding (MOU), which sets the price, deposit, transfer date and conditions. A deposit, commonly 10% of the price, is usually held by the brokerage rather than paid to the seller directly.

The seller then requests a no objection certificate (NOC) from the developer, confirming service charges and dues are paid. Developer fees for the NOC vary, and the certificate is only valid for a short window, so we schedule the transfer around it.

If the seller has a mortgage

The seller's bank issues a liability letter showing the amount owed. On transfer day, manager's cheques pay the bank, the seller and the Dubai Land Department, and the mortgage is released. If you are borrowing too, your bank pays the seller's bank and registers your own mortgage. Our mortgage advisory team can help you line up pre-approval before you sign Form F.

Transfer at the trustee office

The transfer is completed at a DLD-approved Real Estate Registration Trustee office. Both parties attend in person or through an attorney, with passports, the original deed, the signed Form F, the NOC and manager's cheques. Once the officer verifies everything, the new title deed is issued in your name.

Buying from abroad? Since a July 2025 DLD circular, a power of attorney signed outside the UAE generally needs to be recent, notarised, legalised by the UAE embassy, attested by the UAE Ministry of Foreign Affairs and legally translated, and it must expressly cover the transaction. We help you get the wording right before you sign it.

After you get the keys

Once the deed is in your name, you can let the unit, use it yourself or apply for residency if it qualifies. See our property management and Golden Visa services.

Frequently asked questions

How long does a resale transfer take in Dubai?

A cash purchase often moves from signed MOU to title deed in roughly two to three weeks once documents are ready. Purchases with a mortgage usually take longer because of bank approval and valuation.

What is a developer NOC?

It is a no objection certificate from the developer confirming the seller has cleared service charges and other dues. Fees vary by developer, and the NOC is only valid for a limited period, so the transfer is scheduled around it.

Can I buy a resale property if the seller still has a mortgage?

Yes. The seller's bank issues a liability letter, the outstanding loan is paid at transfer, and the mortgage is released. The Dubai Land Department has a specific procedure for selling a mortgaged property.

Do I need to be in Dubai for the transfer?

No. You can appoint a representative under a properly drafted power of attorney to sign at the trustee office. Check the power of attorney requirements before you sign it.
