Dubai Rental Yields in 2026 by Area

Area-by-area Dubai rental yield estimates from H1 2026 market data, what the Q3 2026 rent slowdown means, and how to calculate a realistic net yield.

Rental yield is the number most international investors look at first. This guide brings together the latest published data on Dubai rental yields in 2026 by area, explains what the third-quarter rent slowdown means, and shows how to turn a headline gross figure into a realistic net return.

All figures below are third-party estimates, not promises. Yields depend on the exact building, unit, price paid and how well the property is managed. Past performance does not guarantee future results.

The 2026 market in brief

The first half of 2026 was busy. Engel & Völkers reported 80,509 residential sales worth AED 226.5 billion in H1 2026, with off-plan making up 71.3% of sales, and a citywide average gross rental yield of 6.6%.

The second half has been calmer. After the regional conflict that began in late February 2026, buyers turned more cautious. The National reported that Q3 2026 home sales fell 38% by volume and 47% by value year on year, citing Cavendish Maxwell. S&P Global Ratings, citing industry reports, said prices fell 5% to 15% between the end of 2025 and September 2026.

Rents have softened too. Savills' Q3 2026 data, reported by Khaleej Times, showed year-on-year apartment rent falls in several popular areas, although quarterly movements suggested "early signs of stabilisation."

When prices and rents both fall, yields on new purchases can hold up or even rise, but income for existing owners drops. That is why it pays to look at both sides.

What the numbers tell us

Mid-market apartments lead on yield

Areas such as Jumeirah Village Circle and Arjan combine lower entry prices with steady tenant demand from young professionals, so gross yields are higher.

Prime and ultra-prime trade yield for other benefits

Palm Jumeirah, Emirates Hills and Downtown show lower yields because prices are high relative to rents. Buyers there often prioritise lifestyle, scarcity and long-term capital value over income.

Villas generally yield less than apartments

Villas and townhouses tend to have lower gross yields but can attract longer, more stable family tenancies with lower turnover.

These falls came after the H1 yield estimates above were published, so a yield calculated on today's rents in these areas may be lower than the H1 figure unless prices have also adjusted. Always check current asking rents and recent DLD-registered rental contracts for the specific building.

How to assess yield for a specific property

  1. Check real rents. Use recent registered contracts for the building, not just asking prices.
  2. Get the service charge. The DLD publishes approved service charges by building.
  3. Allow for vacancy and furnishing if you plan short-term lets.
  4. Consider tenant profile. Proximity to metro, offices and schools affects demand.
  5. Stress-test. Model rents 10% lower than today.

Long-term vs short-term rental

Short-term holiday lets can earn higher gross income in tourist-friendly areas, but come with permit requirements, furnishing costs, higher management fees and seasonal swings. Long-term leases offer steadier income with less work. Choose based on your time, risk appetite and the building's rules.

Frequently asked questions

What is the average rental yield in Dubai in 2026?

Engel & Völkers' H1 2026 report put Dubai's citywide average gross rental yield at 6.6%. Yields vary widely by area and property type, and net yields are lower after costs.

Which Dubai areas have the highest rental yields?

In dubizzle's H1 2026 data, mid-market apartment areas led, with Jumeirah Village Circle at about 7.0% and Arjan at about 6.8%. Villas and ultra-prime areas generally showed lower yields.

Are Dubai rents falling in 2026?

In some areas, yes. Savills reported year-on-year apartment rent falls of 12.8% in Dubai Marina, 12.2% in Business Bay and 10.4% in JVC in Q3 2026, with early signs of stabilisation in quarterly data.

What is the difference between gross and net rental yield?

Gross yield is annual rent divided by price. Net yield deducts costs such as service charges, maintenance, management fees and vacancy, and is the better guide to your actual return.
