Rental yield is the first number most investors ask about, and the best areas in Dubai for rental yield are not always the ones on the postcards. Historically, the highest gross yields have been in more affordable, high-demand communities, while prime waterfront areas trade lower yields for prestige and potential capital growth.
In 2026 the picture needs extra care. Rents in several popular areas fell year on year, and transaction volumes dropped after the regional conflict that began in late February. This guide shows what the latest sourced data says, and how to read it.
How rental yield is calculated
- Gross yield = annual rent ÷ purchase price × 100.
- Net yield = (annual rent minus service charges, maintenance, management, insurance and allowance for vacancy) ÷ total purchase cost × 100.
Most published figures are gross. Net yield can be meaningfully lower, especially in buildings with high service charges. You can check service charges in the DLD's Dubai REST app, and our service charges guide explains how they work.
An illustrative example
The numbers below are made up to show the method. They are not a real property or a forecast.
| Item | Amount (AED) |
|---|---|
| Purchase price | 1,000,000 |
| Purchase costs (DLD 4% plus other fees, approx.) | 50,000 |
| Annual rent | 75,000 |
| Gross yield (75,000 ÷ 1,000,000) | 7.5% |
| Service charges, maintenance, management, insurance | 18,000 |
| Vacancy allowance (one month) | 6,250 |
| Net income | 50,750 |
| Net yield (50,750 ÷ 1,050,000) | about 4.8% |
In this example, a 7.5% gross yield becomes under 5% net. Your real figures will differ by building and unit, which is why we always model net returns before recommending a purchase. For the full list of purchase costs, see Dubai property buying costs.

What the data tells us
1. Affordable communities lead on gross yield
International City, Discovery Gardens, Dubai Sports City and Dubai Investments Park appear near the top of multiple 2026 lists. Lower purchase prices mean rent is a larger share of the price. The trade-off can be slower capital growth, older stock in some buildings and more tenant turnover.
2. Prime areas yield less, but offer other strengths
Palm Jumeirah, Downtown Dubai and Dubai Marina show lower gross yields in the data above. Investors there often weigh liquidity, short-let potential and long-term demand alongside yield. See our area guide for Dubai Marina and Palm Jumeirah.
3. Mid-market communities balance yield and growth
Areas such as Jumeirah Village Circle, Al Furjan and Jumeirah Lake Towers sit between the two. They draw young professionals and families who want central access at moderate rents.
The 2026 rent picture
Yields move when rents and prices move. Savills data for Q3 2026, reported by Khaleej Times on 13 October 2026, showed year-on-year apartment rent falls in several popular areas:
| Area | Apartment rent change (Q3 2026, year on year) |
|---|---|
| Dubai Marina | -12.8% |
| Business Bay | -12.2% |
| Jumeirah Village Circle | -10.4% |
| Al Furjan | -7.5% |
| DIFC | -7.3% |
| Discovery Gardens | -4.3% |
| International City Phase 2 and 3 | -0.4% |
The report described quarter-on-quarter moves as modest, suggesting early signs of stabilisation. Prices have also adjusted: S&P Global Ratings, citing industry reports, said prices fell 5% to 15% between the end of 2025 and September 2026. When both rent and price fall, yield on a new purchase may hold up. If you already own, a lower rent at renewal means a lower yield on your original price.
Notably, the communities with the smallest rent falls in this data, such as International City and Discovery Gardens, were also among the higher-yield areas.
Rent caps and renewal
If you buy a tenanted property, Dubai's rent increase caps under Decree No. 43 of 2013 limit how fast rent can rise at renewal, based on how far the current rent sits below the DLD rental index. If rent is within 10% of the index average, no increase is allowed. Check the current rent against the index before you assume an uplift.
How to choose a high-yield area wisely
- Run net numbers. Service charges vary widely between buildings, even in the same community.
- Check vacancy risk. A high gross yield means little if a unit sits empty for months.
- Look at building quality. Dubai's Law No. 3 of 2026 on building quality and safety will bring new certification duties for owners, so older buildings with weak maintenance records carry more risk.
- Consider short-let only with care. Holiday homes can earn more but cost more to run and need a permit. Check the rules before you commit.
- Think about exit. Who will buy from you in five years?
No yield is guaranteed. Past and projected figures do not predict future returns.

Frequently asked questions
Which area in Dubai has the highest rental yield?
In recent 2026 data, the highest apartment gross yields were in more affordable communities. Engel & Völkers (August 2026) listed Dubai Investments Park at 9.61% and International City at 8.89%, while Bayut's H1 2026 report put Discovery Gardens at 9.06%. Figures vary by source and method.
What is a good rental yield in Dubai?
Engel & Völkers put the city-wide average gross yield at about 6.5% for residential property and 6.8% for apartments as of August 2026. Net yield, after service charges, maintenance, management and vacancy, will be lower.
Are Dubai rents falling in 2026?
Some are. Savills data for Q3 2026 showed year-on-year apartment rent falls of 12.8% in Dubai Marina, 12.2% in Business Bay and 10.4% in JVC, though quarter-on-quarter moves were modest. Falling rents reduce yields unless prices fall too.
Is rental yield guaranteed in Dubai?
No. Rental income depends on the market, the unit, its management and vacancy. Be cautious of any offer that promises a guaranteed return.
