- Home to Al Maktoum International Airport
- AED 128 billion passenger terminal approved in 2024
- Among the highest indicative apartment yields in Dubai
- Lower entry prices than central areas
- Near Expo City Dubai and the Expo 2020 metro station
This Dubai South area guide is for international investors looking at Dubai's long-term growth corridor. Dubai South is the district built around Al Maktoum International Airport, near Expo City Dubai, in the south of the emirate. It offers some of the lowest entry prices and highest indicative yields in the city, and in 2026 it has been one of the most active areas for off-plan sales.
Dubai South area guide: overview
Dubai South is planned as a city around an airport. In April 2024, Dubai approved a new passenger terminal at Al Maktoum International budgeted at AED 128 billion. Gulf News reported the first phase is expected within about 10 years, and officials described a city being built around the airport to house around a million people.
That vision drives investor interest. fäm Properties' 2026 market report ranked Dubai South first among all areas by transaction volume year to date, with 9,452 deals, and second by value.
Lifestyle and amenities
- Residential communities: a mix of apartment buildings, townhouses and villas in several planned neighbourhoods.
- Expo City Dubai: the former Expo 2020 site nearby offers parks, events and attractions.
- Work nearby: the airport, logistics zones and business parks are major employers.
The trade-off is that Dubai South is still early in its build-out. Retail, schools and services are growing but thinner than in established areas, and daily life is car-based.
Getting around
- Metro: the Red Line's Expo 2020 station serves the Expo City side. Most residential communities are a drive away from it.
- Roads: most residents drive. Check peak-hour journey times to your tenants' likely workplaces, as Dubai South is far from the central business districts.
- Airport: Al Maktoum International is on the doorstep. Most passenger flights still use Dubai International today, with operations planned to move over the coming decade.
Property types and price ranges
Most deals are studios to 3-bedroom apartments, plus townhouses and villas, much of it off-plan. The figures below are indicative, from Metropolitan Premium Properties' Q3 2026 (1 July to 30 September) Dubai South apartments report.
| Unit type | Avg resale price, Q3 2026 (AED) | Avg annual rent, Q3 2026 (AED) |
|---|---|---|
| Studio | 589,621 | 39,866 |
| 1 bedroom | 1,001,773 | 58,929 |
| 2 bedroom | 1,519,697 | 82,313 |
| 3 bedroom | 1,812,313 | 115,922 |
The report puts the average resale price at about AED 1,401 per sq ft, up 18.8% year on year, unusual in a year when most areas softened. Off-plan primary sales rose 193% to 4,724 deals in the quarter. Bayut's H1 2026 report, covered by Entrepreneur Middle East, also noted asking prices per sq ft rising in Dubai South.

Rental demand and yields in Dubai South
Tenants are often airport, aviation and logistics staff, plus budget-conscious families. Metropolitan recorded 1,936 apartment rental contracts in Q3 2026, down 6.8% year on year, and an indicative gross rental yield of about 9.3%, the highest of the areas we cover.
Rents were broadly stable year on year in Metropolitan's data. A high gross yield reflects low purchase prices, but also more risk: vacancy, a smaller tenant pool and future supply can all reduce real returns. Our rental yields by area article explains gross versus net.
Who it suits
- Long-term investors willing to hold through the airport's build-out.
- Budget-conscious buyers wanting a first Dubai property. See our off-plan investment service.
- Yield-focused buyers who accept higher risk for a higher headline yield.
- Aviation and logistics workers who want to live near work.
Things to watch
- Very large supply: heavy off-plan sales today mean many handovers in coming years, which could pressure rents and resale prices.
- Long timelines: the airport's first phase is expected within about 10 years. Plans can change, so do not price in the full vision on day one.
- Developer quality: many projects are by different developers. Read our guide to vetting a Dubai developer.
- 2026 market context: Savills reported Q3 2026 Dubai residential transactions down 38% year on year, even as Dubai South bucked the trend in volume.
- Resale liquidity: check how easily similar units have sold before you buy.
Within Dubai South, location matters. Units closer to completed amenities, main roads and the airport's employment zones are likely to let more easily than those surrounded by empty plots. Ask how much of the immediate neighbourhood is finished before you buy.
All figures are indicative and based on the cited reports. Confirm current prices, rents and fees before you buy.
