Dubai Golden Visa Through Property Investment: The AED 2 Million Rules (2026)

How the Dubai Golden Visa through property works in 2026: the AED 2 million threshold, what counts, mortgaged and off-plan units, and the application steps.

By the MgtWell Property research desk. Reviewed for accuracy against official sources.

For many international buyers, residency is as important as returns. The Dubai Golden Visa through property investment gives you a long-term, renewable UAE residence visa without needing an employer or local sponsor. The key number is AED 2 million. This guide explains what qualifies in 2026, how mortgages and off-plan units are treated, and how to apply.

Rules and fees change, and some details are applied case by case. Always confirm current requirements with the Dubai Land Department (DLD) and the General Directorate of Residency and Foreigners Affairs (GDRFA) before you buy for visa purposes.

The AED 2 million rule in detail

The threshold applies to value, not price. The DLD values the property, and that figure must reach AED 2 million. If you paid AED 2.05 million but the valuation comes back lower, you may fall short, so leave a buffer when you buy close to the line.

You can combine properties. Two apartments at AED 1.1 million each can reach the threshold together, provided both are registered in your name in Dubai.

Mortgaged property

Until a few years ago, buyers using a mortgage or developer instalments needed to have paid at least AED 1 million, or 50% of the value, before they could apply. That requirement has been removed, as reported by AGBI and other outlets. Today, a mortgaged property valued at AED 2 million or more can qualify. You will need:

  • A No Objection Certificate (NOC) from the bank.
  • A statement of account or liability letter showing the loan.

If you plan to borrow, our guide to Dubai mortgages for non-residents covers loan-to-value limits and documents.

Off-plan property

Off-plan units valued at AED 2 million or more can be eligible. However, approval is assessed by the DLD, and industry reports note that the developer's and project's standing can affect the outcome. You will need the Oqood certificate proving your purchase is registered. Read Oqood vs title deed explained to understand that document.

If residency is a firm goal, discuss timing with your adviser before you sign. Some buyers choose a ready unit to reduce uncertainty. Our comparison of off-plan vs ready property can help.

Joint ownership

If you buy with another person, your individual share generally needs to be worth AED 2 million or more. Rules for spouses who co-own can differ, so check with the DLD before structuring a joint purchase.

Validity: 5 or 10 years?

You may see both numbers. The federal u.ae portal describes Golden Visas as "valid for 5 or 10 years" depending on the category. The Dubai property route processed through the DLD is widely reported as a 10-year renewable visa. Confirm which route and term apply to you at the time of application.

Renewal depends on still meeting the criteria. If you sell the property, your visa status can be affected, so speak to the DLD before selling.

Benefits of the property Golden Visa

  • No sponsor needed. Your residency is tied to your investment, not an employer.
  • Family sponsorship. Sponsor your spouse and children.
  • Flexibility to travel. Golden Visa holders can stay outside the UAE for more than six months without losing residency, according to u.ae.
  • Practical access. Residency makes it easier to open UAE bank accounts, get an Emirates ID and set up utilities.

Step-by-step: how to apply

  1. Buy and register the property. Complete the purchase and receive your title deed or Oqood.
  2. Get a DLD valuation confirming the value is AED 2 million or more, if required.
  3. Collect documents: passport, photo, title deed or Oqood, bank NOC and statement if mortgaged.
  4. Apply through the DLD's Golden Visa service for property investors. One guide puts the DLD fee at around AED 10,000 for a new application, but confirm the current amount.
  5. Enter the UAE on an entry permit if you are outside the country.
  6. Complete the medical fitness test and Emirates ID biometrics through GDRFA channels.
  7. Receive the visa and Emirates ID, then sponsor family members if needed.

Medical, Emirates ID and typing fees are charged separately.

Common mistakes to avoid

  • Buying exactly at AED 2 million without checking the likely DLD valuation.
  • Assuming any off-plan project qualifies without confirming with the DLD.
  • Forgetting the bank NOC on a mortgaged property.
  • Splitting ownership in a way that leaves each share below the threshold.
  • Selling too early without checking how it affects renewal.

General information, not tax/legal advice. Speak to a qualified adviser in your country, especially on how UAE residency interacts with your home-country tax status.

Frequently asked questions

How much property do I need to buy for a Dubai Golden Visa?

The property, or combined properties, must be valued at AED 2 million or more. The Dubai Land Department's valuation is what counts, not just the price you paid.

Can I get a Golden Visa with a mortgaged property?

Yes. The earlier requirement to have paid at least AED 1 million or 50% of the value has been dropped. You will need a No Objection Certificate from your bank.

Does off-plan property qualify for the Golden Visa?

Off-plan property worth AED 2 million or more can qualify, but approval is assessed by the DLD and can depend on the project and developer. You will need a registered Oqood certificate.

Do I have to live in Dubai to keep a Golden Visa?

No. Golden Visa holders are not bound by the usual rule that cancels residency after six months outside the UAE. You must, however, be in the UAE to complete parts of the application.

How long is the property Golden Visa valid?

The Dubai property route is widely reported as a 10-year renewable visa. Official federal guidance describes Golden Visas as valid for 5 or 10 years depending on category, so confirm your route with DLD or GDRFA.
