Frequently asked questions
Buying **Dubai property from abroad** raises the same questions again and again: what it costs, where your money goes, whether you need to fly in, and how to know who to trust. These answers reflect the rules as of 2026 and are kept short on purpose. Fees and regulations can change, so we confirm the details for your purchase in writing. For more depth, see our [investor guide](/investor-guide), our [blog](/blog) and the [cost calculators](/calculators).
Can foreigners buy property in Dubai?
Yes. Non-UAE nationals can buy freehold property in areas designated for foreign ownership, which include most major residential communities. You do not need a UAE residence visa to buy.
Can I buy Dubai property without visiting?
Yes. Many off-plan purchases are completed fully remotely, with contracts signed electronically and the sale registered by the developer. For a ready property, you can attend the transfer in person or appoint someone under a properly prepared power of attorney.
What fees should I budget for when buying?
The main cost is the Dubai Land Department fee of 4% of the price. Add admin and registration charges, and for resale property a trustee office fee and usually an agency fee. Off-plan cash buyers often pay little more than the 4% plus admin charges, while industry guides put a mortgaged ready purchase at roughly 7% to 10% on top of the price.
Who pays the 4% DLD fee?
On a resale, the buyer usually pays the full 4% by market convention, though it can be negotiated and should be written into the sale agreement. On off-plan, it is normally paid by the buyer when the purchase is registered on Oqood, unless a developer offer covers part of it.
What is an escrow account and why does it matter?
Under Dubai Law No. 8 of 2007, off-plan payments must go into a project-specific escrow account held by an approved bank. That money can only be used to build that project, which protects you if the developer has problems elsewhere.
Where should I send off-plan payments?
Only to the project escrow account named in your Sale and Purchase Agreement. Never pay a deposit to a personal account, a broker's account or anyone who asks you to pay outside the contract.
How does the Golden Visa through property work?
Owning Dubai property valued at AED 2 million or more can make you eligible for a long-term UAE residence visa. Mortgaged and some off-plan properties can qualify, subject to checks. Confirm the current rules with the DLD or GDRFA before buying for visa purposes.
Can I get a mortgage as a non-resident?
Yes, some UAE banks lend to non-residents, usually with a larger deposit than residents need. Banks commonly lend around 50% to 60% of the value, and transaction costs must be paid in cash.
Can I use a mortgage for an off-plan purchase?
Usually only at or near handover, and UAE rules cap off-plan lending at 50% of the value. During construction, most buyers pay the developer's instalments from their own funds.
What do MgtWell representatives do?
Our representatives abroad meet you locally, explain the process and introduce you to our Dubai team. The Dubai transaction itself is handled by our RERA-registered brokers.
How do viewings work if I am overseas?
We arrange live video viewings of ready units and video tours of show apartments, sites and surrounding areas for off-plan. You can also visit in person, and we can plan a viewing schedule around your trip.
Do you charge buyers commission on off-plan property?
On off-plan sales, developers usually pay the agency commission, so buyers typically pay no agency fee to us. We confirm the position for each deal in writing before you commit.
What is your commission on resale property?
On resale purchases, the buyer's agency fee in Dubai is commonly 2% of the price plus 5% VAT. Fees are agreed per deal and set out in a written agreement before you proceed.
Do I pay any fee to a representative?
No. Representatives do not charge buyers for introductions. If any fee applies to your purchase, it comes from MgtWell Property in Dubai and is shown in writing.
How can I check that a listing is genuine?
Licensed Dubai property ads must carry a DLD advertising permit number issued through the Trakheesi system, along with a QR code. Scan the code to confirm the permit and property details.
How can I check that MgtWell is licensed?
Use the Dubai Land Department's Dubai REST app or website to search for licensed brokerages. Our RERA registration number is 65085 and our Dubai trade licence number is 1656273.
Do you guarantee rental income or returns?
No. Rents and prices move with the market, and some areas saw rents fall in 2026. We share published data and realistic estimates, never guarantees.
Is rental income taxed in Dubai?
The UAE does not currently levy personal income tax on individuals' rental income, but your home country may tax it. General information, not tax/legal advice. Speak to a qualified adviser in your country.
Can I sell my off-plan unit before handover?
Often yes, if your contract allows it and the developer issues a No Objection Certificate. Many developers require a minimum share of the price, often around 30% to 40%, to be paid first.
How do I avoid property scams in Dubai?
Deal only with licensed brokers, check the advertising permit, verify the project on the DLD's official channels, and pay only into escrow or through official transfer processes. If anyone rushes you or asks for cash, stop.
